Overview

End of Tenancy Clearance- what it is, who it's for.

What it is

End-of-tenancy clearance is the combined removal of any belongings left behind by an outgoing tenant, segregated and lawfully disposed of, followed by a deep clean of the entire property to the standard a new tenant is entitled to expect - and the photographic evidence pack that lets a letting agent re-list the property or contest a deposit dispute.

Who it's for

Letting agents across Liverpool and the Wirral managing rolling tenancy turnarounds, private landlords reclaiming abandoned tenancies, housing associations handling void properties, and social housing providers needing properties returned to lettable condition between residents. Where contamination or hoarding is involved, we step up into our environmental and bio-hazard cleaning services.

When to call

Call as soon as the tenancy end date or check-out date is fixed. Standard turnaround is 24–72 hours from key handover - but for portfolio agents we hold weekly slots so the typical sequence is check-out Friday, clearance and clean Monday, re-list photography Tuesday.

Why professional matters

Every week of void costs the landlord rent, council tax and standing charges, and costs the letting agent commission. A reliable 72-hour turnaround beats an in-house cleaner's two-week timeline for most agents - and the photographic evidence pack settles deposit disputes that ad-hoc cleaning never could.

What Happens If It's Left

The cost of delayis rarely the cost you see.

End-of-tenancy is the work most likely to go wrong in a managed portfolio - and the cost is borne by the agent and the landlord, not the tenant.

  • Deposit dispute losses

Without dated photographic evidence of pre- and post-clean condition, deposit dispute adjudication routinely sides with the tenant. A documented clearance is the only way to hold a deduction.

  • Void rent loss

Every additional week of void on a Wirral two-bed flat is roughly £150–£200 of lost rent plus £40 of standing charges. A reliable 72-hour turnaround is a direct margin item.

  • Abandoned-belongings liability

Tenants who leave belongings behind retain ownership for a statutory notice period under the Torts (Interference with Goods) Act. Improper disposal can result in landlord liability - we handle the documented notice and disposal route.

  • Hidden biohazard

Tenancy turnarounds increasingly reveal sharps, drug paraphernalia, severe rodent contamination or undiscovered biological incidents. Cleaning these with a standard end-of-tenancy operator is dangerous and inadequate.

  • Inconsistent standards across an agent's portfolio

Multi-cleaner portfolios produce inconsistent standards, repeated tenant complaints in the first month of new tenancies, and the steady drip of bad reviews that lose an agency new business.

Our Process

A defined sequence.Documented at every step.

  1. STEP 01

    Tenancy End Notification

Letting agent or landlord notifies us of the check-out date. We pre-book the clearance and clean slot - 24-, 48- or 72-hour turnaround.

  2. STEP 02

    Key Handover & Initial Survey

Crew lead attends within hours of check-out, photographs initial condition, identifies any biohazard or abandoned-belongings issues, and confirms the scope and pricing.

  3. STEP 03

    Clearance of Belongings

Anything left behind is segregated: tenant-claimable items isolated under Torts Act notice, reusable items routed to charity, the remainder disposed of under our EA waste-carrier licence.

  4. STEP 04

    Deep Clean

Full property deep clean - kitchens (including oven, hob, extractor, fridge interior), bathrooms (limescale, sanitary ware, grouting), all hard floors, carpets (machine cleaned where required), windows internal, skirting, doors and frames.

  5. STEP 05

    Snag & Quality Check

Crew lead walks the property against our deep-clean checklist (43 items), corrects any snags, and finalises photographic evidence.

  6. STEP 06

    Sign-Off & Invoice

Property is photographed empty and clean against a dated checklist. Evidence pack delivered to the letting agent same day. Invoice to the agent on standard 14- or 30-day terms.

Why It's Worth Doing Properly

Specific outcomes.Not vague promises.

Every benefit below is something you can measure, document or hand to an insurer - not a slogan.

Re-let in 72 hours, not three weeks

Every week of faster turnaround is direct margin to landlord and agent. Our standard service is 24–72 hours from check-out to re-list ready.

Deposit-dispute-ready evidence

Dated, photographed, checklist-driven - designed to settle deposit adjudications in the landlord's favour where deductions are reasonable.

Biohazard handled in the same visit

Sharps, contamination and severe states don't require a second contractor. We step up into bio-hazard mode without sub-contracting.

Abandoned belongings handled lawfully

Torts Act notice handled, items isolated and held for the statutory period, disposal documented - protecting the landlord from subsequent claims.

Single supplier across a portfolio

One contact, one invoice, one standard. Agents running rolling tenancies get consistent quality and predictable cost per turnaround.

Credit accounts available

Letting agents on monthly accounts get consolidated invoicing and 14- or 30-day terms - agent receives one invoice per month rather than per property.

In Detail

Methods, materialsand the situations we handle.

End-of-tenancy is rarely 'just a clean'. Here are the situations we see most often across the Wirral, Liverpool and Cheshire - and how each is handled.

Standard end-of-tenancy clean

Tenant has left the property reasonably empty but below the standard a new tenant is entitled to expect. Full 43-point deep clean, internal windows, carpets, kitchen and bathroom in granular detail, with photographic sign-off. Standard 24–48 hour turnaround.

Abandoned-belongings tenancy

Tenant has left without removing belongings. We work under Torts (Interference with Goods) Act protocols - isolating tenant-claimable items, handling statutory notice, documenting the disposal route. Landlord protected from subsequent claim.

Hoarded or severely neglected tenancies

Where the property has degraded beyond standard end-of-tenancy scope - typically Clutter Image Rating 3+, or biohazard presence - we step up into environmental cleaning mode while remaining a single contractor with a single quote.

Bio-hazard tenancy turnarounds

Sharps, drug paraphernalia, rodent contamination or biological incidents discovered during check-out. We deploy bio-hazard PPE and consignment-note disposal in the same visit - no second contractor required.

HMO room turnarounds

Per-room turnaround in shared houses - typically 4–8 hour single-room scope, deep clean of room and en-suite, with a portfolio-rate per-room pricing model for HMO landlords.

Voids for housing associations

Structured void programmes for social housing - graded clean specification, formal completion certificates, and pricing structured for procurement-team approval.

How much does end-of-tenancy clearance cost in Liverpool?

Standard one-bedroom flat clearance and deep clean is in the region of £180–£280. A three-bedroom house with light belongings left behind is £350–£550. Severe cases (heavy contents, biohazard, hoarding) are quoted separately. Letting agents on a credit account get a published rate card.

How quickly can you turn a property around?

Standard turnaround is 24–72 hours from key handover. Portfolio agents typically book the slot at the same time as the check-out date - so we're booked before the tenant has left.

Do you provide deposit-dispute-ready evidence?

Yes - every job ends with a dated, time-stamped photographic evidence pack against our 43-point checklist. Designed to be admissible in deposit-protection scheme adjudication.

What if the tenant leaves belongings behind?

We handle Torts (Interference with Goods) Act protocols - isolating tenant-claimable items, handling the statutory notice period, and documenting the disposal route. The landlord is protected from any subsequent ownership claim.

What if the property is severely contaminated?

Where the property exceeds standard end-of-tenancy scope (hoarding, biohazard, sharps, severe contamination) we step up into our environmental or bio-hazard mode without sub-contracting. You still get a single contractor, single fixed fee and single evidence pack.

Do you offer credit accounts for letting agents?

Yes - letting agents managing 10+ properties get a credit account with a published rate card, consolidated monthly invoicing, and 14- or 30-day terms. New accounts pre-approved within 48 hours.

Do you clean carpets?

Carpets are included in the standard deep clean to the level required for re-letting. Where machine cleaning is required (heavy staining, pet residue), we either include it or quote separately depending on the agent's preference.

Do you cover Liverpool city centre as well as the Wirral?

Yes - Liverpool city centre, the full Wirral peninsula, Cheshire, Chester, Ellesmere Port, Birkenhead, Wallasey, Warrington and Runcorn from our Heswall base.
