Overview

Bio-Hazard Clean Ups- what it is, who it's for.

What it is

Bio-hazard clean up is the controlled decontamination of properties affected by biological contamination - blood, bodily fluids, sharps (needles, syringes), sewage release, animal carcasses and droppings, and infectious disease outbreaks. It uses dedicated PPE, RPE, EN 14476-certified virucidal disinfectants, and hazardous waste consignment under the Hazardous Waste Regulations 2005.

Who it's for

We are called by landlords discovering needles, sharps or contamination in abandoned tenancies; housing associations responding to communal area incidents; commercial premises handling sewage backflow or contaminated washrooms; insurers and loss adjusters coordinating remediation; families and executors dealing with severely contaminated estates; and occasionally GPs and care providers needing post-incident decontamination.

When to call

Call when there is any biological contamination beyond the scope of standard cleaning - discovered sharps, sewage backflow, animal carcass in a void or loft, contamination following an infectious incident, or any situation where bloodborne pathogen exposure is a risk. The earlier we attend, the more of the building fabric we can save.

Why professional matters

Biological contamination is invisible at the pathogen level. Hepatitis B remains infective on dry surfaces for up to seven days; sharps injuries can transmit HIV, hepatitis C and tetanus; sewage carries E. coli, salmonella, hepatitis A, leptospirosis and norovirus. None of this can be addressed by domestic cleaning - it requires PPE, certified disinfectants and hazardous waste disposal.

What Happens If It's Left

The cost of delayis rarely the cost you see.

Most bio-hazard situations escalate fast - and the contamination that's visible is rarely the contamination that matters.

  • Bloodborne pathogen transmission

HIV, hepatitis B, hepatitis C and prion diseases remain viable on surfaces for hours to days. Untrained cleaners using ordinary products are at direct exposure risk.

  • Sewage & water-damage escalation

Sewage backflow saturates carpet, underlay, sub-floor and plasterboard within minutes. Beyond 48 hours, secondary mould blooms make a manageable decontamination into a strip-out.

  • Sharps injury

A single discarded needle in a communal stairwell or abandoned property carries HIV and hepatitis exposure risk. Landlords have a duty of care to clear before allowing access.

  • Cross-contamination through HVAC

Biological contamination spread through air-handling systems - particularly in commercial premises - can affect entire buildings if not contained at source.

  • Insurance & liability exposure

Most landlord and commercial policies require professional biohazard remediation as a condition of cover. Self-cleaned bio-incidents are routinely rejected at claim stage.

Our Process

A defined sequence.Documented at every step.

  1. STEP 01

    Emergency Call

24/7 direct line. We confirm address, contamination type, access route, and whether any persons remain at risk on site.

  2. STEP 02

    Mobilisation in PPE

Crew dispatched within hours, full PPE and P3 RPE, biohazard containment kit, sharps containers and Category B waste sacks pre-loaded.

  3. STEP 03

    Containment & Risk Assessment

Affected area is sealed from the rest of the property. Risk to other occupants, neighbours and HVAC systems assessed and contained.

  4. STEP 04

    Removal & Decontamination

Sharps, biological material and saturated soft materials removed under hazardous consignment. Hard surfaces HEPA-vacuumed and treated with EN 14476-certified virucidal disinfectants.

  5. STEP 05

    Substrate Inspection

Sub-floor, plasterboard and any porous substrate inspected for penetration. Where contamination has gone below surface level, affected substrate is removed and reinstatement quoted.

  6. STEP 06

    Verification & Documentation

ATP swab verification on critical surfaces, photographic evidence pack, hazardous waste consignment notes, and a written completion certificate suitable for insurers and the HSE if required.

Why It's Worth Doing Properly

Specific outcomes.Not vague promises.

Every benefit below is something you can measure, document or hand to an insurer - not a slogan.

Immediate risk neutralised

Sharps, biological material and exposure pathways are removed within hours - protecting occupants, neighbours and staff.

Property fabric protected

Early intervention saves carpet, plasterboard and timber that 48 hours of escalation would have destroyed.

Insurer-grade documentation

Every job comes with photographic evidence, disinfection certificates, and hazardous waste consignment notes - formatted for insurance claim submission.

Discretion in commercial settings

Restaurants, hotels, gyms and offices needing bio-hazard remediation get unmarked vehicles, out-of-hours mobilisation and zero footprint on customer-facing operations.

Sharps handled lawfully

Discovered sharps are removed in BS EN ISO 23907-compliant containers and disposed of under hazardous waste consignment - never bagged with general waste.

HSE-compliant for workplaces

Workplace incident decontamination is documented to HSE reporting standard, ready for any subsequent RIDDOR enquiry.

In Detail

Methods, materialsand the situations we handle.

Bio-hazard work spans a wide range of incident types. Here's how the most common categories are handled.

Bodily fluid release (non-trauma)

Faecal, urinary or vomit release in residential or commercial settings - typical in care environments, post-incident commercial premises, or severely neglected properties. Sealed containment, removal of porous saturated materials, full virucidal surface treatment.

Sharps & needle clearance

Communal stairwells, abandoned squats, garages and front gardens. Trained operatives use grabbers and BS EN ISO 23907-compliant sharps containers. Site is then HEPA-vacuumed and surface-treated.

Sewage backflow & flood contamination

Toilet backflow, broken soil pipes, manhole overflow. Category 3 'black water' - saturated carpets and plasterboard removed, sub-floor treated with quaternary ammonium and EN 14476 disinfectant, drying and dehumidification through to baseline moisture readings.

Animal carcasses & rodent contamination

Dead animals in lofts, voids and chimneys; rat and pigeon nesting contamination. Handled with PPE, P3 RPE and structured removal - often combined with our loft insulation replacement service.

Infectious disease & outbreak response

Post-incident decontamination after confirmed cases of norovirus, C. difficile, MRSA or similar - using EN 14476 broad-spectrum virucidal protocols. Commercial settings benefit from rapid out-of-hours response.

Drug-use site decontamination

Abandoned tenancies with significant paraphernalia, suspected cannabis growing operations, and front-line drug-related contamination. Handled in coordination with environmental cleaning and, where required, the relevant authorities.

How fast can you attend a bio-hazard call?

Within 2–4 hours across the Wirral, Liverpool and Cheshire, 24/7. For commercial premises requiring same-day customer-facing operation, we can usually attend within 90 minutes.

How much does a bio-hazard clean up cost?

Contained incidents typically £600–£1,400. Sewage backflow with strip-out runs £1,800–£4,500. Major contamination across multiple rooms is quoted individually. Free on-site assessment with fixed written quotation for every job.

Will my insurance cover this?

Most landlord and commercial buildings policies include biohazard remediation, and many household policies do as well. We supply documentation in the format insurers expect, and we routinely invoice the insurer directly.

Is the work guaranteed?

Workmanship is guaranteed for 12 months. Where ATP swab verification is requested, we re-test at no charge within 30 days if any surface fails the post-treatment baseline.

Can you handle communal area incidents in flats?

Yes - we work with several housing associations and block-management agents across Liverpool and the Wirral. Communal incidents are usually attended within 2 hours and the area is restored to public access by close of business.

Do you handle sharps in abandoned properties?

Yes - sharps clearance is one of our most-requested services for landlords reclaiming tenancies. We do it before any other work to protect subsequent trades.

How do you dispose of the contaminated material?

All biological material and saturated porous substrate is removed as Category B hazardous waste under consignment notes and incinerated at an authorised hazardous waste facility. The consignment note is provided to the client.

Will you work alongside our pest control company?

Yes - pest control evicts the source, we decontaminate the resulting contamination. Standard sequence for rodent and pigeon work, and we coordinate timing directly.
