Loft Insulation & Removal- what it is, who it's for.

What it is

Loft insulation replacement is the full removal of existing insulation material (typically degraded mineral wool, vermiculite or, in older properties, asbestos-containing materials), decontamination of the loft deck and joists if there has been rodent or water-damage contamination, and the reinstatement of new BBA-certified insulation to current Building Regulations Part L standards - typically 270–300mm of mineral wool or equivalent.

Who it's for

We work for homeowners who have had a rodent infestation in the loft, landlords whose EPC requires uplift, executors clearing an estate before sale, insurers and loss adjusters following a flood or fire, and pest-control companies who have evicted the wildlife but cannot themselves remove and replace the soiled insulation.

When to call

Call when you've had mice, rats, squirrels or bats in the loft (post-eviction), after any roof leak or water tank failure, when an EPC survey has flagged insufficient insulation, when the existing material is more than 30 years old and likely compressed below 100mm effective depth, or when a property is being prepared for sale and the loft has not been opened in years.

Why professional matters

Contaminated insulation isn't just unpleasant - rodent urine carries leptospirosis and hantavirus risk, droppings aerosolise when disturbed, and decades-old vermiculite can contain amphibole asbestos. Removal requires PPE, RPE, controlled bagging, and disposal under either WEEE-equivalent or hazardous-waste consignment depending on findings.

Most people don't think about loft insulation until they smell something or open a hatch they haven't opened in twenty years.

  • Health risk from rodent contamination

    Mouse and rat urine and droppings carry leptospirosis, hantavirus, salmonella and lymphocytic choriomeningitis. Dry droppings break up and aerosolise when disturbed - exactly what happens during a DIY insulation roll-up.

  • Asbestos in vermiculite

    Loose-fill vermiculite installed pre-1990 (very common in Wirral and Liverpool semis) can contain tremolite asbestos. Disturbing it without testing is a notifiable offence.

  • Compressed insulation = no insulation

    Boxes, suitcases and bags stored on top of mineral wool compress it to 30% of its rated thickness. Many lofts that 'have insulation' are losing as much heat as bare ones - and homeowners are surprised by gas bills they shouldn't be paying.

  • Hidden moisture damage

    Decades-old felt under-roof and small slipped tiles produce moisture that's invisible from below. Insulation traps it, joists rot quietly, and the bill arrives during the structural survey at sale.

  • EPC and resale impact

    Lofts insulated to less than 270mm score poorly on EPCs. Properties below band E cannot legally be let from April 2028 under MEES regulations - a known cost coming for every landlord.

Our Process

  1. STEP 01

    Loft Inspection & Sampling

    We attend with PPE and inspection lighting. If pre-1990 loose-fill is present we take a sample for asbestos screening before any disturbance. We note contamination level, joist condition, eaves ventilation and any wiring concerns.

  2. STEP 02

    Written Scope & Quote

    You receive a written quote covering strip-out, decontamination (if required), disposal route, materials specification (typically 300mm mineral wool to current Part L) and reinstatement labour - fixed fee.

  3. STEP 03

    Containment & Strip-Out

    Loft hatch is sealed with a containment screen. Operatives in full PPE and P3 RPE bag the existing material into heavy-duty waste sacks, working from the far corner toward the hatch.

  4. STEP 04

    Decontamination & Inspection

    Joists, deck and pipework are HEPA-vacuumed and treated with a virucidal/bactericidal disinfectant where contamination is present. Any structural concerns are photographed for the report.

  5. STEP 05

    Reinstatement to Current Standards

    New BBA-certified mineral wool is laid in two crossed layers (100mm between joists + 200mm over) to achieve the 300mm effective depth required for Part L compliance, with eaves ventilation maintained.

  6. STEP 06

    Disposal & Completion Pack

    Bagged material is removed under our EA waste carrier licence, with hazardous consignment notes where applicable. You receive a completion pack with photos, materials spec, and disposal paperwork - suitable for insurers and future EPC assessors.

Most loft insulation jobs come to us through one of four routes - and the right approach varies for each. Here's the detail.

Post-pest-control replacement

After a pest-control company has evicted mice, rats or squirrels, the soiled insulation must be removed before any reinstatement. We work to the BPCA's post-eviction protocols - bagging at source, HEPA-vacuuming the deck, treating with a DEFRA-approved virucidal disinfectant, then reinstating new material with rodent-deterrent considerations at eaves and service penetrations.

Vermiculite & legacy asbestos-containing materials

Loose-fill vermiculite installed before 1990 can contain tremolite asbestos. We do not disturb it. We sample it (under controlled conditions) and route confirmed ACM removal to a licensed asbestos sub-contractor with HSE notification - then reinstate to spec once the strip-out is signed off.

Water-damaged & condensation-affected lofts

Slipped tiles, perished felt and failed cold-water tanks all soak insulation. Wet mineral wool loses 100% of its thermal performance and starts rotting joists within months. We dry, decontaminate, and ventilate before reinstatement - and flag any roof or plumbing repair needed first.

Materials & specification

Standard reinstatement is BBA-certified mineral wool (Knauf Loft Roll 44 or equivalent) laid in two crossed layers to 300mm effective depth, with eaves baffles to maintain ventilation. Where loft is to become storage, we can lay a raised insulated deck system - fully Part L compliant - quoted separately.

Residential vs commercial

We handle domestic lofts, HMO lofts (where bedroom counts and U-values impact licensing), and small commercial roof voids. Larger commercial work is referred to our trade partners to avoid disturbing live tenants.

What sits outside our scope

We do not carry out new roof construction, structural timber repair, or licensed asbestos removal in-house - but we project-manage the full sequence and reinstate after specialist work is signed off, so you have one point of contact for the whole job.

How much does loft insulation replacement cost?

A typical three-bedroom semi - strip-out, decontamination and reinstatement to 300mm - is in the region of £950–£1,650 depending on access, contamination level and whether asbestos screening is required. Pure top-up (no removal) is significantly less. You receive a fixed written quote after the loft survey.

Do I need to leave the property during the work?

Not usually. The loft hatch is sealed with a containment screen and we work from the loft only - there's no dust release into the living space. For households with severe asthma or immunocompromised members we'd recommend being out during the strip-out hours.

How long does the work take?

A standard three-bed loft is completed in one day. Larger properties or those requiring asbestos screening are typically two visits across a week.

Will my EPC improve?

Almost certainly. Going from less than 100mm or compressed insulation to a fresh 300mm BBA-certified install reliably moves an EPC up one band - sometimes two - depending on the rest of the fabric.

Can you handle a loft where mice or squirrels were?

Yes - this is the most common reason we're called. We work to BPCA post-eviction protocols: bagging at source, HEPA-vac of the deck, virucidal/bactericidal treatment of joists, and reinstatement with deterrent measures at eaves.

Is the old insulation classed as hazardous waste?

Rodent-soiled insulation is treated as Category 2 animal by-product - disposed of under our EA waste carrier licence with documented transfer. If asbestos is identified, that portion is handled separately under hazardous waste consignment notes.

Do you guarantee the work?

Yes - materials carry the manufacturer warranty (typically 30 years for BBA-certified mineral wool) and our workmanship is guaranteed for 12 months. We provide a completion certificate suitable for insurers and future EPC assessors.

Can you work with my insurance claim?

Yes. Where loft contamination forms part of a pest-damage, flood or fire claim, we provide quotation, scope of works and completion paperwork in the format loss adjusters expect.
