What it is
Loft insulation replacement is the full removal of existing insulation material (typically degraded mineral wool, vermiculite or, in older properties, asbestos-containing materials), decontamination of the loft deck and joists if there has been rodent or water-damage contamination, and the reinstatement of new BBA-certified insulation to current Building Regulations Part L standards - typically 270–300mm of mineral wool or equivalent.
Who it's for
We work for homeowners who have had a rodent infestation in the loft, landlords whose EPC requires uplift, executors clearing an estate before sale, insurers and loss adjusters following a flood or fire, and pest-control companies who have evicted the wildlife but cannot themselves remove and replace the soiled insulation.
When to call
Call when you've had mice, rats, squirrels or bats in the loft (post-eviction), after any roof leak or water tank failure, when an EPC survey has flagged insufficient insulation, when the existing material is more than 30 years old and likely compressed below 100mm effective depth, or when a property is being prepared for sale and the loft has not been opened in years.
Why professional matters
Contaminated insulation isn't just unpleasant - rodent urine carries leptospirosis and hantavirus risk, droppings aerosolise when disturbed, and decades-old vermiculite can contain amphibole asbestos. Removal requires PPE, RPE, controlled bagging, and disposal under either WEEE-equivalent or hazardous-waste consignment depending on findings.
