Environmental Cleaning- what it is, who it's for.

What it is

Environmental cleaning is the controlled restoration of properties that domestic cleaners cannot safely or legally handle - Level 3 to Level 5 hoarded properties, properties with extensive rodent or pigeon contamination, properties that have been undiscovered post-mortem for an extended period, and properties contaminated by drug use, neglect or biological hazards. It combines clearance, biohazard control, decontamination and deep cleaning in a single project-managed sequence.

Who it's for

We are called by housing associations, local authority safeguarding teams, landlords with severe end-of-tenancy issues, executors of deceased estates where the property has been heavily neglected, insurers and loss adjusters following contamination events, and families who are dealing with a loved one's hoarding situation and don't know where to start.

When to call

Call when the property exceeds normal domestic cleaning capacity - when contractors have refused the job, when standard end-of-tenancy operators have walked off site, when a safeguarding referral has been made, or when there is biological contamination of any kind. Earlier engagement protects fabric and reduces overall cost.

Why professional matters

Attempting domestic-grade cleaning in a biohazard environment is a category-one health risk for the operatives and the family. Untrained workers disturbing rodent droppings, mould or biological residues can aerosolise pathogens, contaminate adjacent properties, and expose the household to illness. Specialist work, in PPE, with documented disposal, is the only safe and legal route.

  1. STEP 01

    Confidential Initial Call

    Speak directly to Shaun. We take the address, the situation and the level of contamination, with the discretion the situation demands.

  2. STEP 02

    On-Site Risk Assessment

    Lead operative attends in PPE, grades the property (using the Clutter Image Rating where appropriate), identifies biohazards, and documents the starting condition photographically.

  3. STEP 03

    Scope of Works & Quote

    You receive a written scope covering containment, clearance sequence, biohazard handling, decontamination, deep clean and disposal - with a fixed fee and a realistic timeline.

  4. STEP 04

    Containment & Clearance

    Property is contained to limit cross-contamination. Crew works in graded sort: preserve, clear, dispose. Sharps and biohazards are isolated to dedicated containers.

  5. STEP 05

    Decontamination

    Surfaces are HEPA-vacuumed, then treated with virucidal/bactericidal disinfectants. Heavily contaminated soft furnishings, carpets and plasterboard are removed rather than cleaned.

  6. STEP 06

    Deep Clean & Verification

    Final deep clean of all hard surfaces, sanitation of kitchens and bathrooms, ATP swab verification where required (commercial/insurer jobs). You receive a documented completion pack.

Methods, materialsand the situations we handle.

Environmental cleaning is a specialist category. Here are the situations we are most frequently called to handle across Liverpool, the Wirral and Cheshire.

Hoarded properties (Clutter Image Rating 4–9)

We work to recognised hoarding-disorder protocols where occupants remain in residence, and to full clearance protocols where the property has been vacated. We can coordinate with mental health teams and family - speed of clearance is rarely the right metric in occupied cases.

Undiscovered death / post-mortem properties

Where a property has been undiscovered post-mortem for an extended period, decomposition, fluid release and pest activity contaminate the fabric. This requires biohazard protocols and is normally handled together with our trauma cleaning service.

Rodent & pigeon contamination

Heavy infestations leave urine, droppings and nesting material throughout the fabric. After pest-control eviction, we remove contaminated insulation (see loft insulation replacement), HEPA-vacuum decks and apply virucidal treatment to surfaces and voids.

Drug-use properties (cannabis grows, post-tenancy contamination)

Cannabis cultivation properties typically present with humidity damage, chemical residues, electrical interference and structural alterations. We work alongside specialist electrical sub-contractors to restore the property to lettable condition.

Severe end-of-tenancy & abandoned properties

Where a property goes beyond standard end-of-tenancy cleaning - typically Clutter Image Rating 4+, biohazard presence, or fabric saturation - we step in. Often paired with our end-of-tenancy clearance service for letting agents.

Commercial environmental cleaning

Disused commercial premises, contaminated office relocations, post-incident retail cleaning, and food-premises deep cleans where standard contractors lack the PPE or insurance.

How much does environmental cleaning cost?

Pricing varies significantly with property size and contamination grade - from £900 for a one-bedroom severe end-of-tenancy clean to £4,500+ for a multi-room hoarded property requiring strip-out. Every job is quoted in writing after the on-site assessment with a fixed fee and a defined scope.

How long will the work take?

Most jobs run 2–5 days depending on grade. Severe hoarding cases with strip-out and reinstatement can run 7–10 days across two visits.

Will neighbours know?

Not unless they ask us directly - and even then we don't disclose the situation. Unmarked vehicles, plain workwear, no signage.

Can you work with social services or housing associations?

Yes - we regularly work alongside Wirral, Liverpool and Cheshire West safeguarding teams and a number of social-housing providers. We provide formal scopes and quotations in the format procurement teams expect.

What if the property has been undiscovered for weeks?

These cases require biohazard protocols - sealed PPE, RPE, controlled decontamination of all affected surfaces and fabric. We handle them as a combined environmental + trauma cleaning project, with the discretion the situation requires.

Do you keep anything found in a hoarded property?

We preserve documents, photographs, items of obvious value and items the family or occupant specifically asks us to protect. Disposal decisions are always made jointly, not unilaterally.

Is the work guaranteed?

Workmanship is guaranteed for 12 months on the decontamination element. Where ongoing contamination is a risk (e.g. continued pest pressure), we recommend an inspection at 90 days included in the fee.
